Grosse Ile is Wayne County's premier waterfront community — a Detroit River island of roughly 10,500 residents with about 4,193 homes, 84.5% of them detached single-family, and a median household income of $126,582. As of January 2026, the island's median sale price was $360,000 and its median price per square foot was $142, both down year over year. But those island-wide medians are misleading: Grosse Ile is a low-volume market where the mix of homes that happen to close swings the median sharply. The luxury tier is a different market entirely. While the island-wide median is $142 per square foot, Grosse Ile's luxury homes priced at $500,000 and up carry asking prices averaging about $240 per square foot in early 2026 — roughly 70% above the island-wide figure — based on 159 luxury listings. Why the island-wide median fell — and why it doesn't mean homes lost value. In a market this small, a quarter with fewer high-end and waterfront closings pulls the median down even when individual home values hold. That is the trap of median price in a low-volume market — and it is why I price every listing on price-per-square-foot against real comparable sales, not the headline median.
Waterfront vs. Canal-Front vs. Estate: What You're Actually Buying
Open-water, Detroit River frontage. The premium tier — direct river frontage, deep-water dockage, and unobstructed views command the island's highest price-per-square-foot. Best for boaters who want direct river access.
Canal-front. Protected dockage on the island's interior canals — calmer water and more value per dollar than open-water, and a large share of Grosse Ile's waterfront inventory.
Estate and historic. Larger lots and architecturally significant homes where design and privacy — not just water — drive value.
Schools, Dockage, and Island Life
